What is an electrical installation condition report (EICR)?
An Electrical Installation Condition Report (EICR) is a formal inspection of a property’s electrical systems carried out by a qualified electrician or approved contractor. At Secure Systems (UK) Ltd, we assess the condition of wiring, circuits, and fixed electrical installations to identify potential hazards, defects, and non-compliance with current wiring regulations (BS 7671). Our inspections check for issues such as shock and fire risks, overloaded circuits, damaged wiring, inadequate earthing or bonding, and defective electrical work. We present our findings using the recognised coding system (C1, C2, C3, FI), clearly outlining what requires urgent attention and what improvements are recommended.

Who needs an EICR Inspection?
We provide EICR inspections for homeowners, landlords, and commercial clients. Homeowners rely on us to ensure electrical safety, particularly in older properties or when preparing to buy or sell a home. For landlords, we help meet legal obligations by carrying out EICRs at least every five years or at the start of a new tenancy, in line with the Electrical Safety Standards in the Private Rented Sector. We also support businesses and commercial premises by carrying out regular inspections to help them meet health and safety and duty-of-care requirements, reducing risk to staff, customers, and visitors.
The key benefits of an EICR report
By commissioning an EICR with Secure Systems (UK) Ltd, you improve safety by identifying electrical faults before they result in fires, electric shocks, or system failures. We help landlords and businesses remain legally compliant by providing clear documentation that demonstrates adherence to electrical safety standards. Early identification of issues can reduce long-term repair costs and minimise disruption, while our inspections may also highlight outdated or inefficient systems that could be upgraded to improve energy efficiency. Most importantly, we provide reassurance that your electrical installations are safe and fit for continued use.
How often should an EICR be carried out?
We advise inspection intervals based on property type and usage. Landlord properties require an EICR every five years or at each change of tenancy. Domestic homes should typically be inspected every ten years, or every five years for older properties. Commercial premises usually require inspection every five years, while industrial sites are recommended every three years. For higher-risk environments, we can advise on more frequent inspections to ensure ongoing safety and compliance.
